We are often asked what is pet Friendly Rentals?

Pet Friendly Rentals is the 1st database of its kind that allows pet owners to search for homes to rent in the UK. Many think we are a letting agent but sadly this is not true..

About Us

The website was created in September of 2007 by myself Darren and my partner Sarah and our three dogs. We ourselves found it very difficult to find a home to rent (and we only had a medium size dog at the time), we soon realised that there was no site in existence that allowed pet owners to search for a suitable property.

Pet Friendly Rentals allows private landlords and letting agents the opportunity to add their properties to our database, so that pet owners can easily locate them. This is a FREE service, all we ask in return is that the properties added must consider a pet.

We run this site in our own time and using mainly our own resources, so our advertising budget at present is pretty non existent.

How you can help

By placing a link on a website you may have to our website and helping us spread the word would really be such a big help to those pet owners looking for a home to rent.

The Dogs Trust ‘Lets with pets’ campaign is well under way. Lets with pets is a resource website that supplies landlords, letting agents, and pet owners valuable information regarding letting with pets. They hope that more landlords will realise the rewards of allowing people with pets.
We are hoping that between us, we can help reduce the amount of pets given up each year because pet owners are unable to find a home to rent.

It has just got easier finding a property on Pet Friendly Rentals.

We have had some major improvements done to our site to help pet owners locate homes to rent.
One major improvement is the addition of a map that pin points properties not only in the area your looking for but also within a specified area. ie. 10 miles up to 30 miles.
It is quite often very difficult to locate a property within a specific town or village, so we always recommend you start you search for a pet friendly property in a County first, if you are presented with a large variety of properties then you can search via your town.

Once you have found a pet friendly landlord the next step is to persuade them to accept your pet.
If your dog is already highly trained and has no behaviour issues then this should not be a problem, it would help even more if you could provide a glowing report about your dogs good behaviour, get a report from your vet or other professional body.
If you dog does have some behavioural problems, for instance
- scratching at doors
- barking when you go out
- barking when you let them into the garden
- jumping on furniture when not invited
- stealing food from cupboards
or similar problems.
If your dog has bevavioural problems then a landlord is less likely to accept your pet, however most problems can easily be resolved with a good training book, correction methods and positive reward training.
Most dog issues can be resolved quite easliy over a short period of time.

Dog Killed by mistake while in the care of Met Police

We recently received an email about a story that touched our hearts and no doubt will touch many others.
The story of sam, a Staffordshire bull terrier Killed by mistake while in the “care” of the Metropolitan Police.
Sam died on 26th August 2009. However, his death could easily have been avoided if greater safeguards were in place. His case has highlighted a number of issues relating to seized dogs that must be dealt with to avoid further tragic deaths and a petition has now been set up to help draw attention to these issues.

Holidays with your pet

With most people tightening their purse strings this year, are you considering a holiday which includes your pet? Not only is the exchange rate making a UK holiday more favourable at the moment, but you also save on the kennel fees.

For many people, a family holiday would not be complete without the family pet, but for many of you a UK holiday with your dog may be a new experience. If you have not tried it before, there are so many different types of holidays that accept your dog too. From quaint country cottages in Norfolk, to luxury apartments on the Devon coast, there is something for every life style. Caravaning or camping with dogs is also on the increase, and if you only have time for a short break then there are plenty of bed and breakfasts or hotels which won't make you leave your pet at home.

Winter Dog Games

With the winter weather in full swing, people are looking for more ways of playing with their dogs in the comfort of their own home out of the wind, rain and snow. With gardens rapidly turning into mud baths, throwing a ball for your dog to bring back is not so appealing at this time of the year. If you have an active dog, who takes a lot to wear out, winter is allways a challenging time of year. Dogs who have not had enough exercise can become bored, and bordom can lead to mischief. So if your dog is gettng bored in these long winter months, this could be the game for you as it stimulates your dog both mentally and physically, and they and your kitchen floor stays clean.

Hide and Seek
There are two versions of this game that can both be played indoors (or outside on a nice day).
1) This involves two or more adults or children, plus a playful dog and is great for helping with recall training. One person distracts the dog while the other goes and hides. The hiding person then calls the dog and when found, the dog is rewarded with a treat or a quick game with a toy. Meanwhile the next person should go and hide and then again call the dog to them, again reward the dog when he finds you. This game can continue, in the same manner until you run out of hiding places or get bored. It is best to keep the hiding places simple, until the dog has got the hang of the game (Behind doors, under tables, or behind the sofa are good places to start).
2) The second version involves hiding food or toys around the house or garden. Either shut the dog in a room, or let someone else distract the dog while you hide your dogs favourite toy or treats, or a mixture of the two (e.g. a stuffed kong). Then release the hound to go and find them. While your dog gets the hang of this game, you may need to encourage him to hunt around for it, but once they become experts, you can hide the toy or treat in more challenging places.

Pet Friendly Rentals is looking for volunteers throughout the country to spread the word about our website. The UK rental market is a big business and with our small advertising budget it is difficult to let agents and landlords all over the country know we exist. It is well know that word of mouth is the best way of advertising, so you can all do your bit.
It could be as simple as mentioning our website to a colleague at work, down your local pub or even better talk about us on web forums. They may know an agent or landlord who would consider allowing pets, but doesn’t yet know that our site exists; they in turn may pass the word on. Or you may pop in to your local letting agent and give our website a mention, people like hearing the word FREE advertising, and the more the word spreads and the more properties to let that get listed on our website, the more we can help pet owners find suitable rental accommodation for them and their pets.
We do not charge anyone who wishes to add their property to our database. The more properties we can get, the more chance pet owners have in finding a home to rent.

How to get a Landlord to accept pets

If you can present your case in a persuasive manner, you may be able get a landlord to consider your Dog or cat. It is a sad fact that a bit of sucking up maybe required.
Approx only 1 in 10 properties would allow pets so you will need to work hard.

Tips for finding a dog friendly landlord
1: Provide your landlord with written statements from former landlords that commend your pet's behaviour and verify that your last property you rented was well-maintained and well kept while you and you pet lived there.
2: Invite your landlord to meet your pet and view the pet's behaviour.
3: Offer the landlord a 'pet deposit.' do not wait to be asked.
4: Inform your landlord in writing that you will pay for damages caused by your pet during your lease. You may be able to complete a pet addendum.
5: Don’t bring the fact up that you have a pet until the last minute. If the landlord has invested sufficient time into you, and you leave it until later on to inform them, this could backfire and really annoy them.

Here is a important fact.
Sometimes the law allows tenants to keep pets under certain circumstances (such as a companion dog for a disabled tenant, guide dog hearing dog etc..) even if the landlord has a no-pets policy. So in short if your dog is a registered disability dog and the property is suitable then the landlord would have to accept it

I felt I had to contact you to let you know about an hotel I had the good fortune to find on your site Pet friendly rentals & Pet Holiday Finder

I have two lively pointers so finding good accommodation in a hotel who take my dogs on `sufferance` just to get my business is difficult. We usually Holiday in the Lake District so we can take advantage of the walking but, this year we travelled an hour further and tried South West Scotland. What abeautiful area. Mostly undiscovered and with the best and safest dog walking I have ever come across. We picked a central location - NewGalloway - so we could drive out in all directions and stayed at The CrossKeys Hotel which is right at the top of Loch Ken We, and our dogs loved it. The rooms were good, the food was excellent and the barwas well stocked with many Malts. The dogs were welcomed all over the hotel except the restaurant in the evenings but stayed with us when we ate in the`snug` area of the bar. They loved this especially lying full stretch infront of the log fire in the evenings. There was a black Labrador staying at the same time as us and the Hotel owner, has a very friendly terrier - Oscar - they all socialised well - just a bit of shoving when it came to the time for their `bar snacks`.

Dog towels are supplied as well as doggie treats in the rooms and the hospitality extended to us was extended equally to the dogs.

This is such a genuinely dog friendly hotel - but kept immaculate - and in the most beautiful area, that I definitely think my days of visiting the Lake District is over!!

We always knew it wasn't going to be easy to find pet friendly letting agents. It is true so many do not encourage landlords to allow pets into their properties. However In the past few days we have gained another four pet friendly agents who have started adding properties on to our site. They are dotted around the UK in the counties of Lancashire, Essex, Warwickshire & Fife in Scotland.

After chatting to various agents in the last week, it was mentioned on more than one occasion how the rental market is booming at the moment due to the credit crunch. With houses struggling to sell, more people are instead choosing to put their properties on to the rental market and move back in with parents, or are now renting something cheaper instead. We hope that more properties on the letting market can only mean one thing for pet owners; more choice of properties as landlords can’t afford to have a house standing empty. Letting agents are also aware that to let a property quickly they need to broaden their market, this could mean considering pets.. Great news for the pet owner.....

We are currently running an advertising campaign in the Kent & Sussex area's, from this we hope to get more pet friendly private landlords on board.

Many landlords are put off when it comes to letting a pet into their UK property, but really you do not need to worry, it is quite often the tenant at fault and very rarely the pet. By being a pet friendly landlord you will find many rewards.
For instance:
1) Pet owners tend to stay longer, this means a regular income
2) As much as 50% of the tenants looking for a home to rent in th UK own a pet
3) Allowing a pet means less empty properties

1) When speaking to an agent or landlord always mention you are willing to pay a deposit from the offset, and if you are looking for a long term property for 1 year or more, mention this too.
2) If you are currently in rented accommodation, ask your current landlord if they can provide a reference, if not ask you vet for a reference
3) You will find that private landlords sourced through private ad's are more likely to consider your pet, than if you enquired through a letting agent. Some letting agents advise there landlords not to accept pets.

The credit crunch what it means for pet owners

Increasing numbers of cats and dogs are being abandoned because the credit crunch means owners cannot afford them. Birmingham Dogs Home said about 300 animals were being handed into them each month - compared to 250 a month this time last year and fewer people were coming forward to offer new homes.
The RSPCA has said that they have received fewer donations. Pam Laking, RSPCA administrator for the Craven and Upper Wharfedale branch, in Bradford said: "We are finding people are less and less able to give us money and we are, as is every other branch of the RSPCA, entirely self-funded."(Telegraph and Argus)
The PDSA has also stated it has seen a 10% increase in people applying for free vets' bills, for assistance at one of its 47 hospitals, which equally relies on charitable funding to keep it running.
The rising costs of pet food and vets' bills are making it increasingly more expensive to keep a pet.Alayna Warner, of Birmingham Dogs Home, said: "We've had a couple of people call us - one was a lady desperate to get her dog rehomed, saying she just couldn't look after the dog anymore."Jokingly she said it was either the kids or the dog."
"We have also seen a fall in numbers of people coming in as potential new owners."
So what can be done to avoid the possibility of having you dog rehomed?If you are in receipt of Housing or Council Tax Benefit you may qualify for free vet treatment under the PDSA PetAid scheme, which provides treatment at one of its centres, or at an associate veterinary practice. Bulk-buying food is one way of cutting costs, and pet insurance will cover unplanned vet's bills. A relatively small premium each month will protect you from high treatment costs.

Going into rented accommodation
One key reason for a pet having to go to a rescue centre is when a family can no longer afford mortgage payments and have to ‘downsize’ into a rented property. Darren Lock, who runs Pet Friendly Rentals, has set up a site that puts tenants in contact with landlords who are prepared to take on tenants with pets. "Certainly we’ve been seeing an increase in the number of people looking into rented properties," he said.“

With the housing market taking a bit of a tumble price wise, more homes are up for sale from both the private sector and landlords worried about their investment. We at pet friendly rentals have found that there is a real shortage of homes to rent.
What does this mean for pet owners?
You will have to work harder to find a suitable property, if you find something suitable move quick as there are probably other viewing already in place.
We at pet friendly rentals have already found it harder to find properties that allow pets. The great news is, is that we are finding agents who have realised that not all pet owners are bad tenants, this adds another 5 properties to our portal site.
